5 Essential Tips for Autumn Selling

AutumnWe're coming into that time of year when Daylight saving is over in many states and territories. The days get longer, the available amount  of sunlight starts to diminish, and home sales switch from what people can see from the outside, to how they feel about the house form the inside.

Here's 5 essential tips when preparing your home for an Autumn Sale or Auction

Lights1. Lights, Camera and action - bank on potential buyers driving by your home in the evenings or late afternoon. Check that all of your outside lights are working. Re-fit new globes now, so you present the full street and curb appeal of your home. Get a camera out and take a day time shot in the sun. As weather becomes inclement over autumn, let potential buyers see what your home looks like in its full glory under sunny skies. Have the pictures nicely prepared and presented as part of your home's open to inspection.

Warmth2. A warm heart - some homes are a little on the cold side, depending on which direction they face. Get the heating or air conditioning working to a nice comfortable 21 degrees (but check first it has maintenance  work completed on it). Don't overheat your home, but give that cosy and warm feeling, that attracts people from the outside into your home during autumn.

Storm3. Keep the outside tidy - If it is rainy, be sure you have a good doormat so all potential homebuyers can wipe their feet and not traipse mud and water through the house. Make sure gutters are free from debris and are draining properly. Leaky gutters can give the perception that major down pipe work or other roof maintenance may be required.

Light4. Let the light in -open blinds and curtains so plenty of light illuminates your home's interior. Remove any signs of damp on interior surfaces, on kitchen walls or bathroom cornices. A bright and light home adds the feeling of lightness and airiness when indoors.

Clean Up5. Clear out and clear off - counters, especially in kitchens and bathrooms should be kept clear of unnecessary jars, make-up, toothbrushes, shaving gear and more. Storing away small appliances and miscellaneous personal items are important to create a feeling of no clutter. Scrub down shelf and preparation surfaces and consider placing an arrangement of flowers in select locations around your home. While you're there also tidy up bedroom wardrobes and cupboards. Purchasers may want to open them to see how much space they would have, especially if you have built ins.

CluesBuyers will be looking for visual clues that your home is well cared for. How much work a house seems to require will impact the offering prices you receive or how high someone is prepared to bid when your house goes to auction. These 5 Essential Tips for Autumn Selling may just be the point of difference that help to sell your home faster than others on the market close by.
